Selling a Home: Myth vs Fact

I want to start the new year by helping to provide insight on a myth I hear far too frequently this time of year. "I want to sell my home, but I think I am going to wait for spring so that it sells better." 

 

Yes, I understand that spring is gorgeous! Everything blooms, and the air is warmer. Gardens are being planted and flower beds flourish.  We are all more active, getting out to enjoy the warmer weather. This is all true. However, if everyone waits until spring to sell, the competition increases. When an object is rare, it will gain more attention than when there are several more objects, just like it, close by. The same goes for homes. There are so many buyers currently looking for homes and there are not many homes currently for sale. This works to the advantage of the seller. Buyers will compete to purchase the homes that are currently for sale. 


The fact is, the correct time to sell your home is when it fits you and your family. A home will sell regardless of the time of year.  If you are looking to sell your home or maybe a property that you own but don't live in, you need to look at your timeline to accomplish your goal. A successful sale will happen at any time of year by choosing the right agent. You need an agent who is knowledgeable of the current market and confident in their  abilities to sell your home and get the best outcome for you. You need an agent who will educate and advocate for you. The most important part is that you need an agent with a strong marketing game plan.

2. I help prepare the home for the market, so you never feel alone with all the hard work. I have cleaned, organized, painted, and more to help prepare the home.  During this time, I learn more about the home and what makes this home unique. 

 

3. I build a strong marketing game plan with graphics, flyers, open houses, social media marketing, and more. Planning ahead means that the moment the home is available to the public, I am executing every step precisely to get your home in front of as many viewers as possible and highlighting the key elements that make your home unique.  

 

4. I hire a professional photographer to present your home in the best way possible. This step makes sure all elements of the home are available to be seen clearly and professionally. Also, I request a full home floor plan so viewers can get a clear picture of what the home will look like when they walk in for the first time.
